Buying a home is one of the largest financial decisions you’ll make. Here’s how I make it less stressful, more transparent, and better for you.

We talk — before anything else

The first step is a conversation. No paperwork, no commitment, no sales pitch. We talk about what you’re looking for, your timeline, your budget, and whether new construction, resale, or a combination makes the most sense for your situation.

This conversation is free and there’s no obligation to work with me after it. But it will save you time, and if you’re considering new construction, it will protect your right to independent representation before you visit any development.

For new construction buyers specifically: Once you walk into a builder’s sales office and register your name, your right to independent representation gets complicated. This conversation needs to happen first — not after.

Pre-Qualification — with someone who actually answers the phone

Before we look at anything seriously, you need a pre-qualification letter. Not because it’s a formality, but because it tells you what you can actually afford, strengthens your offer significantly, and — in a competitive market — is often the difference between getting the home and losing it.

We sign a Buyer Representation Agreement

Since August 2024, Florida requires a signed Buyer Representation Agreement before an agent can show you any property. This isn’t a catch — it’s actually a protection for you. It defines exactly what I’m obligated to do for you, what my compensation looks like, and establishes me as your fiduciary advocate rather than just a door-opener.

I’ll explain every line before you sign anything. If something doesn’t make sense or you’re not comfortable with it, we talk about it. That’s the job.

For new construction: I register you with the builder before your first visit

This is a step most agents skip because most buyers don’t know to ask for it. I use BuildersUpdate’s Buyer Registration system to create a documented, timestamped record that you are my client before you set foot in a model home.

This protects your right to independent representation, establishes clear procuring cause, and means the builder’s sales team knows from the start that you have someone in your corner. It changes the dynamic of every conversation you’ll have in that sales office.

I’ve been doing this since 2004 across St. Johns and Duval Counties through multiple market cycles. I know which communities hold value, which neighborhoods are improving, and which ones have hidden considerations that don’t show up in the listing photos.
